Houses on Hare is a boutique green title project overlooking Middleton Beach, designed as a personal project by David Tomic and positioned as the future display homes for CBD Architects. The project reflects a focused approach to contemporary coastal architecture, combining functional planning with elevated design outcomes suited to the local market.
Originally a single ~700m² parcel, the site has been subdivided into two green title lots, enabling the delivery of two architecturally consistent yet individually resolved residences. Each home is designed to maximise outlook, natural light, and spatial efficiency, while maintaining a strong street presence and privacy between dwellings.
Positioned on a sloping site, the homes present as two storeys from the street, transitioning to three levels at the rear. This allows for elevated living zones and uninterrupted views over Middleton Beach, with internal layouts oriented to capture the coastal aspect from key living areas.
Each residence comprises approximately 300m² internal floor area, including five bedrooms, three bathrooms, and two balconies. The design prioritises flexibility for both family living and long-term usability, with clear separation between private and shared zones.
The project is being delivered as a benchmark for future CBD Architects work, demonstrating a consistent approach to material selection, spatial planning, and build quality within a coastal residential context.
